Over recent months, particularly as the global recession has all but stopped construction of new homes, and many ex pats are heading home, this economic change has had the effect of creating a shortage in the rental market forcing prices up. When I bought my first rental property, it was managed by a real estate agent, who, I thought was doing a good job, but when the tenant handed in notice to vacate I learnt a lot more about what was not being done. We bought from the same agency and they offered to manage the property for me suggesting a rental figure that we accepted (thinking they knew what they were doing) We since learnt that the property was under rented by $80 per week, AND if we had of made a change to one of the rooms (as later suggested by RER) would have improved the rent by $125 per week! Needless to say, we soon jumped ship, made the change to the room and are now well and truly happy letting RER manage our property, and have since bought another 2 properties !

Make no mistake – real estate agencies are STILL giving out keys to prospective tenants so that they can go and view the property on their own, without a staff member accompanying them. This is not only irresponsible, it is downright negligent and dangerous, as it leaving your investment, (worth hundreds of thousands of dollars) open to vandalism, robbery, abuse AND the risk of potential loss through your insurance company not paying out! (Remember, they will take advantage of any loophole to not pay). The prospective tenant they gave the keys to could also easily make a copy of the key and gain access once a genuine tenant has taken the property, helping themselves to your honest tenants personal belongings, and once the theft is discovered, you will promptly be advised that they are moving our again - directly affecting your income. Whilst they are viewing the house, they could also leave lights on, power switches on, doors unlocked and even leave a stove element on (Fire Hazard), AND they could also give a copy of the key to someone else - scary thought when you have no idea who could have a key to your investment.
Over the years our criteria for selecting and approving a tenant has been refined and tightened numerous times to reflect the critical importance that we place on this initial stage of the tenancy process. Making sure that this first phase is as stringent as possible speaks volumes for how the tenancy will run over the long term, which is why our new tenant application process is so detailed.

We bought a property in Auckland and had the property managed by another well known real estate agency and before we bought were so careful in making sure that we were selecting the correct type of low maintenance property (for the tenant), in a good location, and basically bought one that we would be happy to live in. Within 6 weeks of the tenants going into the property we had problems, no rent, neighbours complaining and the Police visiting the property – on 3 separate occasions! By the time they were evicted, we lost a grand total of $4126 AND found (during the eviction process) that these tenants should never have gone into the property in the first place as had been evicted from their previous property!
